The Builder Loan Officer assumes full responsibility to guide new home purchasers through the loan process from loan application to loan approval and settlement. Loan officers will pre-qualify prospective buyers, review financing options, and assist in repairing credit challenged purchasers as needed. Loan Officers are the primary point of contact for home buyers throughout the home buying process. The position requires strong selling, customer service, and vocational skills in order to maximize capture rate and customer experience. They must provide excellent quality service to the builder and home-buyer while meeting yearly performance goals.

Loan Originations

- Compete with lenders to earn each customer's business and achieve maximum closed capture rate while adhering to revenue goals on a per loan basis

- Originate high quality loan applications, as evidenced by QA scores of 90% or above, within 7 days of purchase agreement date, and submit to processing along with all supporting documentation within 72 hours of origination.

- Pre-qualify and counsel customers with regard to loan programs and options prior to and during the home purchase process.

- Notify builder and borrower of loan decisions and review any conditions or alternative courses of action if required.

- Loan Officers are expected to remain knowledgeable about all available loan programs offered as well as broker offerings.

- Work closely with branch personnel to insure efficient processing and closing of all loans in pipeline, and to facilitate contact and follow up with borrowers.

- Must maintain and keep active all required Federal license requirements.

- Comply with all Federal and State regulations concerning the proper origination of a loan to include accurate and timely disclosures to the borrower.

- Follow up on all brokered or assigned loans, communicating on a regular basis with the broker on loan status and maintaining contact with both borrower and builder with regard to status.

Builder Sales Support

- Assist SMR's in consultations to help buyers make purchasing decision and support the monthly sales goals of each community.

- Train SMR's on various products and programs, as well as the benefits of using to insure highest possible capture rate.

- Attend weekly sales meetings with builder divisions, keeping the homebuilding partner fully informed of loan programs, financing techniques, pipeline management and pipeline status.

- Maintain high degree of visibility with and to SMR's continuously, including through weekly community visits as well as being available on weekends to support SMR's in their sales efforts.

- Provide loan status to SMR's during weekly community visits.

- Achieve prescribed capture rate expectations per community.

Customer Service

- Loan Officers are expected to be the customer's primary point of contact from application through settlement.

- Loan Officers are expected to maintain weekly contact via phone or face to face with all borrowers in their pipeline to answer questions, share loan status, build relationships.

- Achieve Customer Service Ratings between 9.0 and 9.5 or better

Reporting Relationships

- The Builder Loan Officer reports directly to the Sales Manager/Branch Manager.

- A significant amount of travel is expected of this position
